Which extension type is likely to work out cheaper?

I am buying a property which already has a ground floor extension (with foundations to support a first floor as well). I’m I likely to save money by building on top of their or would it be cheaper to do a flying first floor extension to the side instead? Sq feet will be the same. Thanks- I’m clueless!!

As long as extension was built to building regs then it will be fine contact Architect they will check with building control and supply drawings for new extension

Providing the foundations have been deemed to be able to support another storey, by a structural engineer. It would be cheaper to build on top of the existing ground floor extention.

Hi ,
I’d most defiantly say building above existing ground floor extension would be much more cost effective for you as you all ready have the foundations and most probably the drainage in place . The ground work work is a very costly part of a new extension , so my advice is to build above existing .

Definitely cheaper option to build on top. You haven’t got the cost of the groundworks and foundations, also time saved by that element done already, so a saving there too. But it does all depend on the foundations being acceptable as you say. If you can’t get an answer on that from Building Control then the only way to be sure is to dig a couple of trial holes down the side of the existing foundation to establish the depth. Usually 1m deep is the min requirement
