Is flush beam safe in a uk home

The beam is placed in between living room and the dining room. A few builders have said that they can push the beam in the walls by a few inches. However, one professional company has said that they can push it in completely so the walls are even. Is this safe and would this be a problem when I decide to sell the house?

Hi Rohmot,
You need a Min of 4 inches bearing for the RSJ and it should be placed on a concrete pad, as many older buildings have soft bricks as party walls and can crumble. The span of the opening should show much bearing you can have, I personally always prefer to build a pier to give a min 9 inches bearing. You have to consider that a living room wall is supporting all of your upstairs floors and roof....so Im never happy with a 4inc bearing. You should get building regs and have calcs done or you WILL !! have a problem selling your property in the future

The further the beam is in the wall
The safer if you put the beam right Inside the wall no need for pillars

There isn't enough information in your question . It doesn't say if the wall is load bearing or not or what materials the walls are made of, which way the joists are running and are they sitting on it .A must before making any structual opening contact a engineer for calculations and a drawing and work with your building control team.
