Forward Planning for Rewiring of House

Anonymous user 23/02/2024 - 3.36 PM

Hi, I'm in the process of buying a 3 bedroom 1930's house which has an old Wylex fuse board mounted on a wooden backboard. I'm planning to get an EICR done before exchanging contracts but am thinking I will rewire as the owner mentioned she has not had any electrical works done apart from when a rear extension was built in the mid 1980's. I'm guessing the wiring in the main house is even older. I'm looking for some advice on how best to forward plan the works considering that I am planning to extend the house in a few years time - rebuilding the rear extension, adding a loft and possibly a double storey side extension. In terms of additional circuits - would it be best to create a new circuit in anticipation of the proposed rear extension (where the new kitchen will eventually be located) or instead, just extend the wiring of the interim kitchen circuit when the rear extension is built? The interim kitchen area will then be used as a utility area. Similarly for the loft extension and double story side extension - when these are built, would they just extend the upstairs/downstairs circuits or is it better to create an additional circuit or two for these from the outset? and finally, if additional circuits are the best way to go - how best to minimise disruption later on when these new areas are wired back to the CU? I was thinking of having cabling run from near the CU to a junction box somewhere under the floorboards/ceiling (or somewhere better?) adjacent to where the rear/loft/side extensions will join the main house. My thought process is that when these areas are built, the cabling for them could join at the junction box and save me making good parts of the main house to get the cabling run. Appreciate any response from the pros out there. Thank you.

This is a job that really needs seeing and looking at. Impossible remotely One thing though..are you actually considering joint boxes on a rewire?

I would start with the EICR and then ask the attending electrician. If you’re going through the effort and expense of a rewire, you really don’t want to install JB’s anywhere. It’s best to have circuits put in place ready to connect where required. Good luck with it, Carl.

It’s quite hard to understand what exactly your saying is going to happen. If you have an EICR carried out, the electrician you get would be best placed to advise. Junctions under floors is a big no no. I quite often pull circuits in and leave them unconnected ready for an extension/refurb at a later date. Without seeing it would be very difficult to give proper advice.

I wouldn't know for certain without looking, but around that age you'd more than likely be looking at a rewire. Maybe not at the moment, but would save the hastle down the line. Also with regards to the extension. Get the Dno out to install an isolator and split the supply and run an swa cable to the nearest point to where the extension would be to a new consumer unit. You could then run the extension off the second consumer unit when built?
