Damp Proofing

Damp proof course on chimney

Anonymous user 23/02/2024 - 3.36 PM

Today my wife noticed a brown stain and drip mark on the ceiling of our bedroom. We've only been in the house 4 weeks. We have easy access to the loft and I noticed the same dirty water marks on the wall. I've highlighted yellow where the water was in the loft and pictures here (https://imgur.com/gallery/bpTE6K6). We've had torrential rain the last 2-3 days so my gut is saying there's a leak on the roof. I've just read our house survey and this was highlighted to us. 'When constructed the chimney was not protected with a damp proof course. This does mean that there does remain a risk that rainwater soaking into the brickwork will soak down through the brick courses (by gravity pressure) and show as staining internally, possibly causing damage to plastered and painted surfaces.' Could it be the flashing around the chimney (although there were no concerns on the survey) or as the survey indicates do we require DPC?

hi mellow354. First port of call for sure would be to call out a roofer (my preference) or builder to inspect the chimney stack as you say could be as simple as lead flashing or a combination of this and the stack needs repointing. Without a good external inspection or pictures it's hard to say more than that. Good luck with your task here, hopefully shouldn't cost too much to rectify. Regards Alan
