Water Entering Property Above the Kitchen Window

Good morning, My partner and I have recently moved into a 1930's semi-detached property and have noticed over the past 2-3 days following heavy rain that a leak has appeared in our kitchen near the cornice/above the kitchen window, resulting in a small damp patch on the ceiling and wall and water on our window sill. My partner has checked the window and it appears to be sealed correctly. It appears that there's some work that's been carried out on the brickwork above the windows and there's some mortar missing in a number of bricks. Could this be the issue? I also appreciate that this could potentially be down to a blocked roof gutter and no cavity trays being installed too.

Hi Aimeesaskia, From what you've mentioned so far as you could say this 'could' be an issue with the brickwork which i have seen before cracks have allowed water to ingress and flow down the internal cavity and through to the window area, as with water and gravity it will of course always find a route down! Secondly this could be as as simple as a cracked roof tile or dislodged. Are the gutter ways cleared as are the downpipes? In this instance i would recommend a roofer as they will have knowledge to check the health of the brick work as well as the roof. Hope that helps! Thanks Alan

the answer to your problem must come from the top rather than the window example if you have damp ceiling the problem must be above joist hight start from above and work down to the problem to aliminate the cause /roof gutter /brickwork a good trademan will or should find the problem hope this helps thanks peter

I personally think that when the window was fitted no tray was fitted A damproof tray runs above a lintol from the inside skin of blockwork at least 100mm above the external skin of brickwork with weep holes to release water look up on the internet tray above a lintol above a window
