Extension of 3 metres to the rear of my property

Anonymous user 23/02/2024 - 3.35 PM

The builders intend to do a one bedroom extension to the rear of my property without digging a footing for the extension. They intend to pour concrete one the ground on top of the pavement slabs. They said that they don't need to excavate a footing or foundation, as any home extension of 3 metres or below doesn't require digging a footing or foundation. If you don't mind, can you clarify at your earliest convenience please?

Are you a tradesperson and able to answer this question?

Any Extension must have footings , Drawings from an Architect with a certificate of lawfull Development. Building Control must carry out inspections of all aspects of the build . Any one telling you otherwise . I would show them the door

Not an expert, but it doesn't sound right to me! Perhaps a conservatory or temporary structure of some kind like a lean-to, but not if the room is truly habitable, as a bedroom certainly is or the house will be 'open' to this new extension. Also be aware of damp-proofing etc etc. Sounds like they are doing it without regard to building regs!

Always anything that is masonary based structures require a foundation as in accordance with current building regulations ,current standard regulations for a foundation is 1 metre deep by approx 500mm wide -i usually pour these the full metre deep with concrete along with steel reinforcing wired into a frame to tie the whole thing together .You cannot !!! just pour concrete straight over flags or grass etc and build off it
