External wall rendering

I bought a bungalow four and a half years ago which had a new extension. The rendering is now falling off one of the walls. What is the life expectancy of render which has been painted with masonry paint. Would it be covered by any sort of guarantee?

Render only fails when it is done incorrectly,i.e. The wrong strength mix,backing not prepared correctly,most common fault is scratch coat( first coat) not scratched deep enough to take top coat,a good render should last as lond as the house stands,and only need attention if other faults affect it,i.e. Water from a fault or ground movement.masonary paint is generally for looks,but will help protect render in exposed places,guarantee? did you ask for one,if not al you can do is ask the builder to put it right,and see what he says.good luck.

If you carried out the work via a builder, speak to the builder as the render, when done properly, should not fall off. It's always a good idea to go for render with a strong enough scratch coat - usually using a base coat, then reinforcing mesh, topped with another render coat and a good silicone/mineral finish will ensure that the render is rock solid and prevents cracking for several years. In fact, all you'd need to do every 5 years or so is give it a quick coat of paint, whilst in the interim a simple wash down should suffice. Check with the builder that carried out the job as any job should hold a warranty. Many thanks, Primavera Construction LTD
