Who owns which side of a dutch style barn house roof

Anonymous user 16/03/2024 - 2.35 PM

I live in a semi-detached house & it's a Dutch Style barn, but our side is a different shape than theirs, like it's been flipped 90*. When you look at the roofline from the front using the windows, it appears that we have more of the roof. However looking from the top of the roof downwards, their side of the roof line falls on our side of the fence. We've recently had our roof replaced, but they're disputing ownership & he is a little difficult. While I'm sure his side will be done, under duress, I'm wondering how can you clearly identify who owns what as it's not in the deeds of the property like the fences.

Are you a tradesperson and able to answer this question?

Land registry has an interactive map. https://www.gov.uk/government/organisations/land-registry You can find your property boundaries on there.

If this barn has been converted into two properties over recent years there should be a partition wall in the loft as well as in the houses. This partition wall should be fire safe regulated to stop any fire spreading to adjoining property at roof level. This partition wall will determine where your roof ends and there's begins.
