Kitchen/diner extension on back of house with ground and first floor curved bow windows

Anonymous user 09/03/2024 - 3.14 PM

Hi, I’m in process of purchasing a 1930s semi-detached that has curved bow windows upstairs and downstairs both at the front and back of the house. The plan is to add a single story flat roof Kitchen/diner extension on the back of the house. I have a few questions on this - advice will be much appreciated! 1) no other houses on the street have removed the ground floor bow window - are we likely to encounter problems with planning permission?; 2) is it possible to retain the first floor bow window above the extension whilst removing the ground floor one? (Without it costing a fortune!); 3) will structural support needed to address the bow windows be very costly or will it just be marginally more?

Are you a tradesperson and able to answer this question?

Hi, We have done many of these around worcester park/morden area and usually the first floor bow window will be cantilevered (Self supporting) however we tend to install an additional steel beam from one side of the extension to the other which picks up the 1st floor bow window allowing the ground floor to be removed. The additional beam costs no more than £200. Planning permission wont be a problem.
