Anonymous user 09/03/2024 - 3.14 PM

Prospectively buying a property and wish to know if it is possible to convert an existing orangery to an extension and add another storey on top to extend an existing bedroom upstairs.

Are you a tradesperson and able to answer this question?

Good day to you, To answer you in one answer yes or no it will be impossible without having seen the place for the few short reasons and answers to your questions such as: 1. Yes you can utilize an Orangery as part of a house extension but as a single level extension, providing you undertake a few modifications to make it leaving habitable area compliance (e.g. Thermal properties, waterproof among others). 2. As far as for a second level area you cannot add another level making it a double storey living accommodation if it was originally designed and built as a Orangery (economically built), because simply the walls and the foundations are not strong enough to support the additional load for another level, except if it was built sometime ago for future 2 storey level. Hope this helps

Laura, usually, if you convert existing orangery into the extension in falls under the Permitted Development, same as the two storey extension, providing that it is located at the rear of the property and does not exceed 3m depth or is at 7m of the rear boundary, specific restrictions also apply to the glazing. Please check with your local authority for Permitted Development, as it varies depending of your resident area, type of the building and surroundings (neighbours).
