Reinforcing exterior brick wall
Anonymous user 03/03/2024 - 3.33 PM
I planned to have a new bay window fitted upstairs in my house but the installers would not fit it as they advised the external brick wall is unstable and will collapse if they try to remove the existing window. The wall will eventually be rendered but the plasterer advised it has to be reinforced first to be able to support the windows. He attempted to remove some of the old render and found that the wood frame inside the wall is rotten due to water damage. What's the best way to reinforce/stabilise the wall please?

You may need to consider propping up the lintel above the window with 2 or 3 acros and strong-boys (to support the lintel, wall & roof above the window). Then remove the windows and the failed wall below it. Rebuild the wall, fit the new windows, remove the acros and make good with render/plaster. A builder or even structural engineer would be best placed to advise on the safest method to support the building above the windows while works take place.

Would be best to have a Structual engineer check it.
A less disruptive solution could be to use a helifix repair systems which will stabilise the old masonry before window is removed.

I agree with the answers
If there is rotten timber it needs to come out
If there is evidence of movement in the wall or large cracks or the pointing has failed then you certainly are better of with a rebuild and lt is always good to have some engineering calculations in your possession if you ever need to sell the property at the very least
