Is re-wiring of a 1980 built house needed?

I am in the process of buying a house. All the lights and electrical are working fine. Some switches seem old some fairly modern. The fusebox seems modern too. How can I know if the house needs rewiring? Thanks. --- Many thanks for your valuable advice. I have managed to get a report from the seller that says "Schedule of Electrical Installation" dated July'03. Is this the same as EICR or EIC? Thanks --- Thanks Evesham. I think I will get an EICR done.

You would need an Electrical installation condition report , to ascess the condition of electrics , hope this helps

I agree with RS Electrical, you will need an Electrical Installation Condition Report (EICR). This will report on the condition of the wiring & electrical accessories, and will also identify any faults that cannot be seen by just a visual inspection.
It sounds like that's the Electrical Installation Certificate (EIC), probably for the consumer unit replacement. An EIC is used to sign off work for: installation of a new circuit, rewire, Consumer Unit Replacement or a new installation. An EICR is used for an electrical inspection & test on an existing installation, this is a report & not a certificate. Also bear in mind that part P came into effect in January 2005 so there isn't a requirement for any part P building regs certificate prior to this, although it's still good to have EIC's for any of the above mentioned work. If you're in any doubt then get an EICR done on the property.

ask an electrical contractor to do a survey of the installation to give an accurate
assessment. He will know what will be needed to be done to it up to current IET STANDARDS

Hi Ray,
If you’re in the process of buying the house, and the CCU “seems modern”, request to see the EIC and Part P Cert for its replacement, and any associated EICR that may have been undertaken prior to this work. If available you may save yourself some money.
