Would a Barrat home built in 1997 have asbestos textured coating?
Anonymous user 28/02/2024 - 3.53 PM
Some websites says any house before 2000 but others say it was stopped in 1985-1990. I’ve stupidly already done the work of chiselling away and replastering so no point testing it. But it would be helpful if anyone with a bit more experience can let me know. Thank you.
Are you a tradesperson and able to answer this question?

Asbestos was a popular building material because it was cheap, durable and strong, and was used in thousands of products (including artex) prior to being banned fully in 1999. Unfortunately, asbestos was still legal when artex was popular during the 60's, 70's and 80's, so much of the artex used during that period contains asbestos fibres. Artex and other textured coatings containing asbestos were still being used in construction until asbestos was banned. These products are often found on the walls and ceilings of residential properties. It's not possible to know of artex contains asbestos just from looking at it. To know for sure, it would need to be sampled and tested.

The use of ACM’s were stopped in 1999, it’s probable you’ve disturbed asbestos, but without testing a sample you just don’t know...

Any refurbishment or demolition works planed on any property built before 2000 should be checked for the possibility of ACMs (asbestos containing materials)
These can be but not isolated to Artex coatings, insulation’s, soffit boards, loose lay insulation in lofts and floors vinyl floor coverings and bitumen adhesives.
The only way to know for sure is to get the area sampled (Artex would be three samples from a 1m2 )

I’m thinking that 2000 was the year it was stopped being used. Being 1999 just to be safe I would get it tested do not go near until tested
