Extensions

My neighbours extension is being rebuilt, but detatched, not semi as it was originally.

I hope you can understand what im trying to query. Our semi-detatched houses have a single storey extension to the rear, my new neighbours have knocked down and are rebuilding their side, the adjoining/dividing wall was only single brick construction, but the builder is rebuilding it independently away from the joining wall with their own cavity, only a few inches away from the original wall. This effectivley leaves me with a single brick external wall which i dont think is allowed to be left like that as i bought this house semi detatched and its not my project that is leaving me exposed like this. Im assuming that my new flat roof will be tidied up and finished off but its the wall that concerns me. Our water pipes run along that wall and wont be insulated adequately. Im not sure what really needs to be done but i feel the void needs at least capped off at the backside of the extension to keep out everything from eliments, water, to crawling pests. Can anybody advise if this is common practice or if its ethical? Should i consult my solicitor? Thanks in advance

The original wall appears to be a party wall and your neighbour is legally obliged to send you a notice of any structral works which might affect it. You should contact a party wall surveyor and he will advise. He will make a legally binding award and his costs will have to be met by your neighbour. He will also advise on seeking an injunction to stop your neighbours work until the make good your property. This site may have a surveyor under architectural services or try the local directory.

i would suggest you ask to see the plans so you will see what exactly is going on and bring your worries up firstly with your neighbor. also i would contact building control and planning at the local council and ask them about the project. both departments have the right to stop the job with immediate effect if the builder is doing something wrong. From what you have said they should have rebuilt their adjoining wall so that became your external wall if they wanted to build separately. good luck
