Damaged roof beam - is this a cause for concern?
Anonymous user 28/02/2024 - 3.52 PM
I've recently noticed some damage to a beam in my loft room (3 storey Victorian mid Terrace). Images here: http://imgur.com/a/3Zsm9XN We moved in at the end of March and have barely used the room (as it's being renovated) so can't say for certain whether this is new damage. The only structural work we have had done to the roof is the installation of a Velux but this is on the opposite pitch of the roof. Is there any cause for concern here and how should it be deal with?

This looks like it is rotten, possibly dry rot, so best to get a specialist in to do a survey

You'd be right to be concerned, you haven't said what beam it is,if its just a rafter, very easy fix,but if its the purlin beam, then that will require major works to your property, whatever it is,find a knowledgeable tradesman
Thanks mike
