Plastering & Rendering

Order of works (plasterer, electrician & plumbing) & type of plastering to use?

Anonymous user 23/02/2024 - 3.35 PM

Hello! We're in the process of completely renovating our property. We're redoing the electricity wiring and plumbing for the whole house, as well as re-plastering everywhere - but firstly, we're concentrating on the basement we can live in the basement whilst we're renovating the rest of the house. We have hacked off all the paster in the basement, back to the stone and lime mortar (it’s an old 1890’s victorian house). My question is; what order do we then start to put everything back? Does the plasterer come and do the plasterboard first, and then the electrician/plumber come and do the first fix - or can the electrician/plumber put their stuff on the exposed stone, and the plasterer work around their stuff? And also - what kind of plastering would you folks recommend for us to use in the basement like this? As iI mentioned, it’s an old 1890’s house, with stone and lime mortar. Would you recommend that we fix batons to the wall, and put up plasterboard, or do dry lining straight onto the masonry wall? Thanks!

Are you a tradesperson and able to answer this question?

Definatly first fix M&E before wet trades as you can compartment wires and pipes behind your plasterboard. As far as you basement goes if it's nice n dry then either dot and dab or batten for your plasterboard but if its damp it may need tanking first. Without more info it's difficult to judge but definatly dont plasterboard it out if its damp as the boards will absorb and soften

Always get first fix services done first as these can then be hidden by the plasterboard and plaster. Ensure your sockets, pipes, spots and all other fittings are well thought out as it will be a nightmare to try and change this after the plastering has been done or you will have to have unsightly trunking. As you've mentioned It's back to stone and lime mortar it would be worth having a damp survey done before any remedial works are done as the plasterboards can absorb the moisture from the wall and soften over time. Again as you've mentioned its a stone wall, I presume it would be rather difficult to get a fixing for a batten (3x2) so what I'd recommend is to give the walls a coat of render to get them relatively tidy so that plasterboards could then be dot and dabbed onto. I hope this has helped.

You will need to first fix electrics and plumbing done First , as it’s a basement it will need damp proofing first then boarding plastering painting then final electrics fix to get an ideal finish
