flat roof overhang

Hi. I’m building an extension and the plans say it needS to be a warm flat roof. My problem is the roof joists only go as far as the wall plate on the inner leaf. Is it possible to extend the joists to reach over the 100mm cavity and outer skin of brickwork for fixing facia board etc or is there a way I can bridge the cavity and bricks without this. I will be using 140mm celotex sandwiched between 18mm osb and screwed to joists, could i just overhang the sandwiched insulation over the cavity as its only 200 mm to the outer brickwork.

Screw some timber to the side of joists to extend them to outer edge of brickwork so you can fix fascias

You would need to create a hard stand using 4x2 timber, the hard stand would be addeard to the front edge , this will enable you to fix new fascia to the hard stand,

Fly the joists through square to outer brickwork and fix fascia to end of joists, or do away with fascia, it aesthetic not a requirement

You cannot fix your fascia to celotex. Put a wall plate on the outer leaf and make up the levels with timber. Insulate the cavity between the wall plates with celotex. Ensure your firings extend over both cavities/joists. Then secure down your first deck. Fit fascia boards and allow at least a 40mm overhang on the roof edges where the gutters will be installed so that the water will fall/drain into the gutters.
