I have had a leak in my flat roof which was discovered 6 months ago which has had numerous repairs and has been looked at by 2 separate roofers. The first roofer did what I felt was a bad repair by patching over the area where the leak was with some sort of fibreglass coating. He told me that the neighbours roof could be causing the leak due to the felt being perished and the boards being rotten. After getting another roofer out and having a second opinion, he did not think it was the neighbours roof. After multiple repairs, the leak is still there but is continuously dripping because my boards in that area are wet. The roofer is now suggesting that the neighbours roof could be causing the leak and is now saying their felt is perished and that there is a dip. I know that I need to get my whole roof done because despite what repairs are done on top, the boards are still wet and rotten. The question is, on a flat roof could the leak from the neighbours roof be leaking into mine and if I was to get my whole roof re done, would it still leak into mine if theirs is not rectified?
Any advice would be appreciated as this is causing me a great deal of stress. Thanks
Are you a tradesperson and able to answer this question?
If you replace your hole roof including timbers and go over there roof with new bitumen torch on felt by a good 12inches/300mm you should be sealed.
You should never really attempt to repair flat roofs they won’t last long and once the boards are wet they will rot as the moisture will struggle to get out.

Sounds like both roofs need to be completely replaced, but ask for a quote for one to be done then a quote for both afterwards, as this will probably decrease the price and there is a good chance of next doors leaking into yours regardless having just yours replaced.
this is really impossible to answer without looking at both roofs , if as you say your neighbors roof is in such a bad state of disrepair even going over there side will not guarantee you can stop water ingress running under the roof covering and damaging your new timbers in which case it may last a few months before it soaks your new roof timbers causing you the same head ache ,
speak to your neighbour and get both roofs replaced at the same time would be your best option.
good luck Alex
Without seeing the roof it‘a all all guessing.
It’s unlikely it’s the neighbours side causing problems your side.
Grey paste is the go to ‘travellers’ repair... ignore their/that companies advice completely.
You need a new roof.... done correctly this will solve your problem. & if...if it was the neighbours causing the problem.. they will soon have a leak & need theirs doing too.
A simple way to find out... the ‘dip’ you mentioned, prime & torch on a patch of mineral felt covering it.. if it’s stops the leak, you’ve found the source. 👍🏻
