Mimimum Space for Bedrooms

What are the recommended minimum bedroom sizes when building single or double-storey side/rear extensions. Are the nationally described internal space standards regarding minimum bedroom requirements statutory. Do local authorities require compliance with these standards.

For the classification of a single bedroom the floor area must be greater than 7.5 Meters Square. With a minimum Width of 2.15 Meters and 3.5 Meters in length. If the room has a pitched ceiling the floor area must be taken from the fall of the ceiling no lower than 5'. Further guidance for room size can be found through the governments web site and published by the technical housing standards publications which is free to use.

The rules will apply to bedrooms in houses of multiple occupation, where a bedroom used by one adult must be no smaller than 6.51 square metres, or 70 square feet, with a minimum width of 2.15 m. At the same time, bedrooms used by two adults will have to be at least 10.22 square metres, or 110 square feet, with a minimum width of 2.55 m. Meanwhile, rooms slept in by children aged 10 years and younger will have to be no smaller than 4.64 square metres, with a minimum width of 2.15 m.

In order to provide 1 bedspace, a single bedroom has a floor area of at least 7.5m2 and is at least 2.15m wide in order to provide 2 bedspaces, the floor has to have an area of at least 11.5m2 (twin bedroom) is at least 2.75m wide and every other double (or twin) bedroom is at least 2.55m wide any area with a headroom of less then 1.5 Mtrs should only be used for storage.

In answer to your query there is no recommended size for a bedroom . Guidelines permit you to extend on the rear up to 3metres as long as this is 7 metres from your rear boundary and not more than 50 % of your garden area . If you require a larger extension you will need to submit planning permission . If within the legal status this can be done under a building notice ,and or permitted development. You can extend up to existing roof pitch line but no higher .Please note , let’s say a 3 metre extension is built , this will give you approximately 2.7 internal finish . Decide what internal size you require and add300 mm as this is the standard thickness of wall .
