Leaking roof with no felt

Hi, I'm in the process of buying a house, and the roof has several spots where I can see daylight (albeit small) which is allowing in water causing damp in a couple of upstairs bedrooms. The roof is slate but has no felt membrane. Will this likely need an entirely new roof, or can a membrane be fitted retrospectively and the loose tiles refitted? The house is a 3 bed semi.Many thanks

Roofs didn’t leak 100 years ago and didn’t have any roof underlay/breathable membrane. You want to address the leak at the source eg broken/missing slates, split lead work etc. It’s not always necessary to strip the hole roof off and build a new one, if over 25% of the roof slates are missing or broken, or if the repairs are costing not much less then a new roof then it’s time to get a new roof. For a membrane to be fitted the roof would have to come off and put back on with old or new slate/tile. Small holes usually indicates broken slates/tile which can be taken out and new ones fitted which should fix the issue of seeing daylight and leaks, however depending on how old the roof is if there are a few holes around areas of the roof it could be that the slates are porous and would benefit from a new roof in the long run.

roofs have always healed, 100 yrs ago each roof batten was pointed up with lime mortar this caught any water ingress and protected your main roof structure against rot & other infestations. although slate is the most durable roofing material because it hold the water on the slate and runs it down the roof unseen over a period of time this will erode the unseen section of slate crating leakage hence the modern day method of roll out underlay instead of lime mortar both do the same thing provided they are fitted correctly , your tiles are there as the main protection against the weather but if your under protection is failing it will leak it will cause damage & it will cost you money, a lot of the roofs in this country are failing insurance company's recommend you replace your roof felt every 20 years when your roof tiles will last at least 50yrs most surveyors are only interested in if your house will sell so the lender can get his money back should you default they do not look at things properly your insurance will not pay out if your roof fails through lack of maintenance which is the biggest cause of internal dampness in this country, anybody that tells you your under felt does not matter you should run a mile from. good luck Alex
