Leak detection on the external wall, is it from the roof or the conservatory?

Anonymous user 16/03/2024 - 2.34 PM

I have a leak where the conservatory meets the external wall of the house. the leak got gradually worse, now it's on the inside at the top of the conservatory door, I also noticed a little leak outside the conservatory on the outside of the external wall. I thought the problem is in the box gutter, I hired a conservatory specialist, who fixed a tiny area of the lead flashing that was loose, however that didn't fix the problem and the leak persisted. Looking at the guttering of the conservatory I can't see any obvious issues, any idea what the problem could be? could this be a problem from the conservatory or the roof? who best to contact to fix it, a roofer, a builder, a conservatory specialist? Thanks.

What kind of roof have you got on your conservatory? If its a solid roof (eg supalight) then it may be that the flashing repair wasn't sufficient and the box gutter may all need re-leading, if its a glass/polycarb roof it may be that the water is getting in to the rafters and tracking down to the lowest point, in which case a conservatory specialist would be your best bet. If however its a conventional roof (ie timber and tiles) then get a roofer in to check it out. Hope this helps.
