Bricklaying & Repointing

Problems with cracks after rendering was done... Whose responsibility is it?

Anonymous user 16/03/2024 - 2.33 PM

18 months ago, we had some pebble dashing removed from our property which left areas that needed to be repointed. We were given a quote for the job of £4000 and we proceeded with the works. There were certain areas that had mesh put over the bricks and pointing where required to avoid any such cracks. Once the preparation have been done, the work began in terms of the rendering, then after this had dried the paint was applied. If only I could upload what the front of my house looks like now! Cracks have appeared,In several areas, especially at the front of the house by the window areas and there are white areas like swirl marks in the paintwork. Paint is chipping off in certain areas and our bright white windows that once were, now look discoloured, as glue residue was left on the windows and not properly removed. Please advise whether there is anything I can do about this as I’ve tried to contact the builder and he said that there were clearly problems with the structure and has advised that the best option for me is to get a structural or building surveyor to identify the problem with the cracks in the wall. Is this right? This builder has been to our property on three separate occasions after the work has been done, to remove the residue from the windows, repaint the front of the house as only one layer of paint was applied and now the cracks. Any advice would be greatly appreciated.

Hard to give any real accurate answers to this as there are so many unknowns. Is your house detached/semi detached or terrace? The way in which the cracks have formed can give some indication of what might be happening. A structural engineer would be the best person to call. They’d probably be able to tell you if the builder is at fault or not and wether there are structural issues causing the issue, or not. Alternatively contact another rendering company to get a second opinion. Not the most helpful answer but hopefully a practical one!

If it was structural the cracks would be going from outside to inside. I think it's dodgy workmanship

The cracks could also be caused by vibrations from heavy traffic in the area.
