What could be causing these damp patches around my new Velux?

Anonymous user 16/03/2024 - 2.33 PM

We have had significant rain over the last 24h and a damp patch has now appeared around our new (c 2-3 month old) Velux window located in our loft. Sods law that this has happened after we have had it plastered in and primed it (once the plaster was dry) ready for painting. The damp runs full width of the top of the window but is worse on the right hand side (from the inside) where it also appears intermittently parallel with the frame and at the bottom corner of the window. We have left a voicemail for the roofer who installed it (he is a Velux certified installer) but in the meantime I would appreciate any advice on what could be causing it, how we can mitigate damage and what work is likely to be required to stop the leak/sort the plaster. I appreciate it may be hard to diagnose the issue from photos and that the water could be travelling to the area from elsewhere on the roof. We actually just bought a condenser dehumidifier today to deal with the aftermath of another leak on the other side of the roof so no doubt this will come in handy. Are you a tradesperson and able to answer this question?

My guess is the Velux has been installed incorrectly. The felt detailing will be wrong and needs the slating/ tiling behind the Velux stripped out and the felt amended. Good luck, hope you get it sorted

It’s hard to say if I’m haven’t seen it but the flashing at the top of the window could be to skimpy and not enough cover.

Probably water getting through tiles above it and leaking through the top of the flashing kit... should always felt over the top flashing tray

Looks like the roofer has just slid the top flashing under your top slates above your velux Window and hasn’t installed a Eve course to stop the water from running into the flashing kit this is why the water is coming back in the house my advice is to take it out and do it again as you will never stop that problem

Its a flashimg problem. Ive fitted lots of velux and when fitted properly they never leak. It looks as though the tiles are under ther top hood and not under.
