To repair or to replace?

Having spent most of our budget on roof (valley) repairs on the advice of two roofing companies who said the whole roof should be good for another 10-12 yrs, we are still experiencing problems with small leaks and surprise, surprise the roofers are no longer answering our calls!! Should we just bite the bullet and replace the whole roof now?? Sick of throwing good money after bad, but don’t just want a cheap fix, we need a quality job - surely not too much to ask!

Sorry to hear of your whoes. Unfortunately most roofers believe your roof tiles keep your roof dry and your under felt doesn't matter. In reality if both the under felt and the roof tiles are not fitted correctly your roof will leak. Without looking at your roof it's not really possible to say exactly how to resolve your issue as you have already spent good money on what should have been a proper repair getting a re roof unfortunately may not resolve your issue , what you need is someone to identify the issue and resolve it with at some sort of guarantee. Depending on just how many leaks and where the leaks are ,if you go the road of repairs and not replacement you could end up with the same problem just in a new location. Every time someone goes on your roof they can cause damage that is at first not seen till it rains .if it was my house and I have the financing I would install a new roof with a certified roofing company.it will give you piece of mind and can ad value or help with future resale.that said I would try to get another opinion on the roof condition from anther company to confirm the advise you have been given. Hope this helps without seeing the roof itself I can’t say if it will last the next 10years .

This is a question which we are faced with time and time again. This often happens when the fault hasn’t been traced properly in first instance or the fault seen isn’t the only problem in the first place. A lead valley is not easy to repair once faulty with out involving some form of replacement or part replacement. Sealer is often hailed as a quick fix but only lasts a short while at best and is best avoided. Once the valley has been correctly repaired there should be no need for any more attention in the near future. As always this is just best guess without seeing the roof first hand.

best thing you can do is replace the valley , keep on repairing and reparing cost u more in the long run

Roof tiles and slates deteriorate through time and channels get clogged with dirt and allow water ingress onto roofing membrane which in turn breaks down after a while. It's hard to give an answer to your problem without close inspection but can assure you the problem wont solve itself. New roof should be good for 50 years.
