Our house is sinking!!!

Anonymous user 23/02/2024 - 2.41 PM

We bought our victorian house 3 years ago and noticed the back door lintel was a little crooked. the survey assured us this was old movement. since, it has got slightly worse - slight cracks appearing and some plaster has come away from the back door. I have dug up to the foundations to find the rain water drain had collapsed and looks like it has been like that for a while. we have bodged a repair for the time being and I am pretty sure i will need a whole new drain system put in as we are wanting an extension in the future. Is it worth putting in a section of concrete foundation to support the 1m length of wall that appears to hold the weight of the back of the house(which is where the pipe is). The foundations are currently a brick facing the other way about 1 - 1 1/2m down! will this support it and will it be able to be incorporated into the new foundations that will lead off from that point of the house? Do i need a structural engineer to look at it and draw plans as well? Bit of a panic as having to have the roof completely redone so could not have come at a worse time! thanks in advance for the help

Get the structural engineer in to look at the damage as soon as you can, then carry out the work they recommend before anything else.

Hi, sorry to hear of your problems, yes you most get a engiineer to have a look and see what needs doing, this is a must before you have roof done as they will need to calculate the weight of the roof, you might just need under pining but engineer will sort it for you, also see what the insurance need as they will have there own engineers kind regards colin.
