Ive had a new roof ,tile replacing slate, neighbour saying its causing her roof to leak

Anonymous user 09/03/2024 - 3.13 PM

My roof was replaced last year and few months ago my neighbour contacted me to say it has caused damage to inside her house, leaks. My roof is now slightly higher than hers as i had the slate replaced with tile. My roofer has fixed any broken slates she has, just incase they had caused some damage and said her roof did need replacing, like mine it is around 100 yrs old .She has contacted me again to say another roofer confirmed the problem was caused by my roof being higher than hers and that her ceilings now need replacing and she would be getting a building inspector.. Is it my fault ,my roofers fault or is she pulling a fast one as she is hoping to put the house on the market. Im worried sick as i dont have the money to pay for her repairs

Are you a tradesperson and able to answer this question?

If the new roof wasn’t installed using bonding gutters - these should be installed were two different roof coverings come together - if the bonding gutters was used and installed I’d say it’s the age of the 100 year old roof (slates ) that’s creating the issue - not your new roof . All it takes with a slate roof is a cracked slate. Slipped slate or missing slates has there’s no membrane to protect underneath . If you roof meets there roof and they have used concrete to seal this is not the correct method to use . You should have two bonding gutters two from and two rear

Hi. If you have two different kinds of roof tiles then your roofer should use hip ridges on joint to protect any future leak. It can cause leak in to her if it’s not done.

Hi, if you've had a concrete tile put on to replace the slate then a dividing valley tray should of been put in place front and rear due to the difference of roof covering. If this is not the case and just been cemented up then water ingress is inevitable.
