Wall ties - weigh in on whether this is reasonable

Anonymous user 09/03/2024 - 3.13 PM

We are selling a 40s semi. Our buyers homebuyers report has an advisory note from the surveyor "it would be prudent to have a precautionary wall tie inspection undertaken prior to purchase to obtain additional information and obtain costs for the installation of a secondary wall tie system that will inevitably be required going forwards" This is all they have shared with us, there is no mention of any signs of failure and I can only imagine he is commenting based on the age of the property. Is this legit? Or just the surveyor covering himself. It seems bizarre to say that a secondary wall tie system will inevitably be required, without any signs of cracking or movement etc?? Unless they have a certain life span? We've told them they can do what they want in terms of surveys but I have heard that many unscrupulous companies might be keen to sell wall tie work where it may not be strictly needed? I'd be grateful for any advice or thoughts.

Are you a tradesperson and able to answer this question?

My advice , solicitors Independent survey by professional body to do survey.. Should all this not be conducted by seller , a buyer can ask for all reasonable precautions before completion.. This is not a building question!!🤨

Doesn't sound right ,unless they have found a visual fault, ask them for more info, a picture/report.it could be a fabricated problem to charge more fees.

First check the house has cavity walls because not all houses of that age do, if it does have a cavity and there is no evidence of cracking then I would be happy to pass the house a sound.
