roof felts below tiles are torn and hanging

HI, Before purchasing the house, we did the survey, and nothing was flagged about the condition of roof felts etc. But 10 months after moving in, i notice felts torn and hanging below the tiles in few places. not sure where it has gone wrong. 1. Surveryor? 2. estate agent? Finding money for costly roof repair or replacement is daunting... please advise what the options i have.. thanks.

Ripped or torn felt could caused by a number of reasons, low quality felt, age or fitted incorrectly. However underfelt is a relatively new concept if you consider roofs did not have underfelt for hundreds of years and is used today as an extra layer of protection from the elinements in case the actual roof covering fails. I wouldn't imagine an estate agent would of picked up on this issue but would question why a surveyor didn't include this in their report.

Bitumen felt used on pitched roofs from the 1950s up until now has a limited life span, especially at the eaves. It also wears through due to water ingress from say a cracked tile or broken slate or poorly fitted lead. It can take years for it to wear through even though the main water barrier has broken down long before.

The felt is essentially a wind and snow barrier and a second line of defence should the tiling/slating fail. I wouldn't consider it a major cause for concern unless your looking to upgrade the roof to a new roof covering/breathable membrane as well as the insulation in the loft. I would check in with the surveyor however and see why it wasn't flagged up
