is it possible to have a drip flashing below ground?
Anonymous user 03/03/2024 - 3.32 PM
I've got a cladding panel wall which I've detailed to have a blockwork cavity wall foundation. when it comes to the break between the cladding panels and the cavity foundation I've got my drip flashing. I'm just curious to know if its possible to have the drip below ground or if I have to lower the datum level of the ground to accommodate for the drip, i.e my datum level will be just be below the drip.

Any drip bead needs to be 150mm above ground as in level with d p c
This is standard building practice to avoid damp into property!
Other options available to over come this issue as in vertical tanking etc but this needs to be done at point of build not after built!
Many options available but best course of action is make it correct prior to build!
Bottom line and rule of thumb is if it’s wrong at bottom it still be wrong at top!

The whole idea of a drip is that it stays above ground so it can drip

Any damp tray should also have deep holes every 2nd brick for water/damp to escape

It’s common knowledge in Brickwork.
You must have weep holes every 3/4 bricks a must,
Also for a top class job
The B/W under DPC done in engineering brick.in S/R cement
Plus I always recommend 2 course
On top of DPC.Then you are 1000% percent water sealed
