Water leak in party wall

For two years I have had a wet wall now found to be caused by a leak in nextdoors water pipe. The old lead pipe in cavity was fixed a week ago hence when problem continued the builders were convinced it was my problem. So they demolished my wall only to find the leak was caused by a pipe higher up on their side !!! Anyway they have fixed leak and have said they will rebuild wall, replaster and replace wood planks on floor and skirting board - all water damaged. My concern is wet /dry rot in timbers of floor considering this problem has been ongoing for the last two years! Should I let them them fix wall / floor etc immediately or get someone to check floor timber before cover up ?

You should contact a member of the Property Care Association to carryout a visual inspection of the timbers and confirm the condition and if any rot is present. You will most likely have to pay for the service. Property-care.org

It is critical that the timbers are checked for moisture content , signs of rot or decay. Good ventilation to the floor void is critical at this point. Leave at least two easy access points to the floor void for inspection in 6 and 12 months .
