Confused with Roofer- Had new felt battons and new tiles - Roof not looking right
Anonymous user 28/02/2024 - 3.52 PM
Hi ,
I had my roof re felt , battons and re tiled. my house is end terrece house. after completion of job , roof at the front is not straight, tiles are not sitting properly. it's wavy.
as per my roofer its due to cavity wall between my house and my neighbours . and as per him it's normal to have a roof like this. i am bit confused. it was not like this before.
What should i do.
i don't want my roof to fail. also i don't want to cause any issue to my neighbour.
My roofer said he will give me 20 years guarantee. is there any professional body i can involve if something goes wrong Or any cerificate my roofer should provide me after completion. Payment for his work will be due once job is completed. i don't want to hold his payment.
Please help,
Regards,
Are you a tradesperson and able to answer this question?
How much has he charged you ?
It sounds like his rushed the job causing wavy courses of tiles, and or not squared up the tiles properly.
Providing there is enough head lap and side laps it shouldn’t leak, but without going up on the roof and measuring or looking at a picture it is hard to tell.
If his price was really cheap which is what I expect when you see/hear of jobs like that, it’s hard to comment without blaming you both really the price needs a to be realistic to buy quality materials and for company to have enough time to do there jobs properly and to high standards.
I’ve noticed with the pandemic going on a lot of companies our going in with very silly prices.
I priced a 288square meter roof with clay plain tiles with flat roof dormas & flat roof bay windows and all new soffits, fascias & guttering a few months back at £29500 my competition went in at £19000 materials, scaffolding & rubbish clearance alone was £16500 so my competition thought a good 4 week job with a 4/6 man team could be done for £3500 labour I dunno if they were hoping to earn a profit on that either....
Of course you could argue his priced for extreme low quality materials to save a few thousand but still it’s tight...
How do you go forward with your roofer though?..
It’s hard to comment because if he gave you a really cheap price and you was expecting the highest quality workmanship that isn’t fair or realistic at the same time if he charged you a price he can do a decent job and hasn’t done then isn’t fair either.
Did you get multiple quotes?
You need to speak with him but have a good think before hand and try work out what he spent on materials and then work out what his labour price and then work out how many days he spent doing the roof so you know if he earning peanuts or gold dust.
I wouldn’t have him did the cavity wall though.
Hope you get this sorted,
Regards
