Extending near a neighbour's extension

We're looking at buying a house, on the basis we could extend it. A neighbour has extended over their garage in a detached house next door. If we were to do the same, our extension would breach the 45 degree rule from the front window of their upstairs extension, because our garage is set forward a room's length from theirs. After a chat with them, they didn't seem to have any issues with this. But you never know when push comes to shove. Does anyone have any insight how likely this is to come across planning problems if they did object?

Hi, I have previously encountered this type of situation on various contracts all of which gained planning permission, although one, a neighbour was not happy and tried every way to object/stop the building work. After consulting with the planning officer in charge to be informed that there was no problem from there point of view, the neighbours are are now not on speaking terms?

For a couple hundred pounds you can pay the council for a feasibility study,, if all good then planning should be straight forward,, and any issues would be documented.

Potentially could be very expensive if you get this wrong. You must satisfy Planning Dept as much as any neighbour. Whilst a neighbour can object to a proposed building...it is the Planners who decide. We have had PP granted in spite of neighbours objections..because we sought advice before submitting the proposal.Hence in this instance i would seek advice from local architectural technicians and also Planning Department as to the efficacy of the proposal.
