Flat roof between house and garage - does it need planning permission?

Our house is extended 3m to the side, at the front. The back corner of the extension is connected by an arch, containing a wrought iron gate, to the garage which extends back at an angle beyond the rear of the property, with a 1m gap between the back of the house and the side of the garage. A triangle with the sharp corners cut off, 3m x 4m. When we bought the property, this space was covered over with an odds and ends timber frame covered with ancient corrugated plastic that let the rain in. There is no record of planning permission. Do we need planning permission to replace the roof with multiwall polycarbonate? And as no walls are being built, can we argue that it isn't an extension anyway? Puzzling. Many thanks for your time and thoughts.

Hi Andy Though there a number of factors which could affect this, it is likely that you won't need planning permission for what would be considered 'repair'. As for the structure itself which has no planning record, you may be able to apply for a Certificate of Lawfulness to regularise it if it has existed for at least 4 years. I'm new on this platform so I am not sure what happens if you have a follow-up question to this but I'm going to trust that the system has something built in for that!
