How long should a shower tray seal last?

We had a new ensuite bathroom installed in July 2017, but recently noticed some soft spots underneath the bathroom floor by the shower tray. After removing the panel under the shower tray (which was sealed with silicon), is was clear that there had been a leak for some time as the floor boards were damp and had compressed / warped a little. After showering a small pool of water appeared beneath the shower tray - this would not have been noticeable if the sealed panel had not been removed. Additionally we lifted the carpet from an adjacent room and there were significant water stains and warped floor boards, along with rusty nails in the grippers How long is it reasonable to expect the seal to last? It seems like there has been a leak for some time given the water stains etc Would it be reasonable to expect the original plumber / fitter to resolve the issue? EDIT - we did look underneath and test the tray (wife stood inside and sprayed shower gently around base of tray and tiles) - there is no apparent leak from the waste pipe etc We did notice some small gaps (less than 0.5cm) in the grout. The water seems to be leaking from the corner we concentrated the spray but also ran through to the opposite corner too! One thing we have noticed over time - there seems to be stone particles appearing in the shower after our showers - could the grout be “melting”?!

It may not be the shower but another part of the pipe work. Water run with gravity so it can end up no where near the source. I’d inspect all pipe work to find the source first. Also cracks in grout water easily escapes through.

Any sealant (silycone) applyed propperly should last 5 years or more ,depending on the quality of the sealant and movements, however also any sealant is expected to change color in time . Poor quality on tanking fitted ,pipework and grouting may lead to water leak also.

It is very difficult to identify where a shower is leaking once a leak has been noticed. Standing in the shower tray whilst placing the shower handset (with flexible hose) directly on one spot at a time for a minute or so and then moving on to the next spot if no leak is seen will eventually provide the location of the leak. An experienced bathroom fitter should identify this for you very quickly. All lines of grout (especially grey/dark grout) must be inspected meticulously inch by inch to identify a gap (use a torch as this will show any gaps immediately) and re-grout gaps. If you find that the tray is moving/flexing when standing in it then it will have to be reset underneath to stop it flexing and then resealed. All sealant around the inside edge of the tray is best removed first to offer the best seal. Hope this helps and good luck.

Hi Very simply the shower should not leak at all. If it does it indicates bad workmanship. The grouting should still be good after three years as should the silicone seal. It is likely the seal will begin to attract inbuilt mould after this time although that should not be laid at the door of the fitter. That can be remedied by cutting out the silicone and replacing it. Bad workmanship cannot. Guy
