Crack where extension meets old house

Hi - we’re just looking at buying a 4 bed semi and everything seems sound except where there was a historical extension - the masonry where the old part meets the new extension has a crack all the way down, and quite wide nearer the top. Is this something to worry about / what do you advise? Thank you, Richard

Is the crack down the mortar joint where the extension connect s 2 existing building. If so this can be due lack of wall ties connecting the 2 building. This can be simple 2 fix by toothing out the brickwork and adding appropriate fixings. If the extension is bonded into the existing building and the crack is through the bricks or blocks this could be a bigger problem. It could be a sign of subsidence. This is generally caused by poor quality foundations generally not been dug deep enough to support the weight of the building. It might be worth getting a structural engineer to have a look. Any "crack" that narrows or widens as it travels is to be treat with concern. Your surveyor should pick this up though. There could be innocent reasons however a full structural report is a must for future peace of mind

My advice would be to consult a structural engineer on this matter. If you are buying the property I would recommend that you have a structural survey completed before proceeding any further with the purchase.
