Changing Concrete Lintel

Hi, I need to have a concrete lintel changed that is above the alleyway between my and my neighbour's house. What are the things I need to consider when hiring a builder to have this changed? e.g. fully insured builder? get a structural engineer to look at it? Thanks Chris

Insurance is no good , what I would ask is , how is the builder going support the structure while removing the lintel . If He’s not sure find someone else

Hi, It's important that the bricklayer you hire has a solid plan to support the upper brickwork. Most lintel replacements can be done using 'Acrows & Strong boys' to support the weight above until the lintel is replaced. Risk level is very low if supported correctly. Structural assessment will add to your personal costs but would give your neighbour peace of mind on paper with similar instructions to repair if that's the concern. Good luck with your repair.

Yes make sure he is fully insured, things can happen despite preventive measures. And, yes, make sure knows what to do and has a plan how to do it. You dont want half your house falling down.

Carefully grind out or stitch drill two slots in the mortor in order for the strongboys and acros to be fitted without damaging any of the face brick work Once supported, you are safe to neatly stitch drill the damaged lintel out., taking time not to move or damage existing brick work. Once out and clean new lintel to be bedded and dry packed Patch in any face work around lintel Leave until next day for cement to set Remove strongboys and point in bed joints after Some builders may patch in same day, but in my experience in structural work, always allow time to set if possible
