Water leaking into flat below once every 6 months through extractor fan
Anonymous user 09/03/2024 - 3.12 PM
Dear whomever can advise me, i moved into a flat in october 2019, the family who live below me informed of a water leak coming through their extractor fan. This happens once every few months and can't find a pattern. Last happened in 25/3/20 and today 21/7/20, wondered if this has been seen before and what could be done. would water be leaking underneath the bath, or tiles. if it was a constant leak it would do it all the time. hoping someone can help. look forward to any replies, appreciate you taking the time to read my question.

This problem could be isolated to the flat below and not your concern. If the extract duct is uninsulated damp extract air could condense and build up . So water would build up and sit there till it can’t go anywhere and eventually run back through the fan. Suggest the extract looked at first.

Ideally and inspection of the plumbing above the fan wouldn't harm but it could be that the the fan builds up condensation and every so often it causes the fan to leak

Depends on what kind of extractor fan, condensation build up, or water is finding its way down through from upstairs. Have the fan looked at first and go from there.

I would suggest the cooker hood venting hose has a low point, like a U bend, eventually the weight of the water or the build up of water is causing it to flow out.
Check the routing of the hose and adjust where necessary so condensating steam/water can flow downhill naturally without collecting at a lot point
