Unhappy at progress of job

We employed a team of 3 guys to replace kitchen cupboard doors and worktop, refurb the en suite which includes retile, fitting new sink and shower cladding and also tiling downstairs cloakroom and replacing toilet and sink. Also fitting 8 internal doors. We are on day 9 and not one room is finished. These guys don’t like turning up before 10 and often go before 4 with a one hour lunch break. I’ve been told for the past week that the en suite will be finished that day but it’s not. I’m living in dirt and mess. I have a kitchen with no handles and drawer fronts missing. They haven’t even started on the cloakroom. I think all 3 have only been on site together once so it’s obvious they are doing other jobs in between. We’ve had a leak through the kitchen ceiling from the toilet which has made a mess and he measured the worktop wrong so that’s been put on hold whilst he reorders. I have paid him for all materials so it’s just labour Ive not yet paid for but I haven’t got all the materials here that I’ve paid for. I’ve just sent him a long message explaining that I’m not happy and want the job finished for Friday and that we don’t want him to do the downstairs cloakroom or internal doors but want all the materials left. I don’t know what else I can do. I’m worried now he won’t show up to finish it off or won’t leave the materials. Any advice will be welcome. Thanks

Hi Did you shortlist everyone who expressed interest and then selected the cheapest quote? This is quite normal. It's also a good idea to speak to the last 2 or 3 customers they worked for as well before accepting their offer. However, hindsight is a precise art! Sit down with the guys and get a schedule of completion which is mutually agreed and be patient. The last thing you want is for a contractor to bail on you. If they are honourable they will understand that 1 negative review will cost them 10's of thousands in lost business, because that is the strength of Mybuilder.com

So sorry for your experience. Nightmare. I reckon with 3 guys that looks like about 12 days work give or take, so long as they’re any good and all skilled enough to work unsupervised. I’m guessing their combined day rate is about £400. So that’s £4800. And your materials will have come in about the same again, maybe a bit more. So let’s call the whole job £10000-£13000. (Not inc VAT) Is that anything like...? If I were you, I’d take a deep breath and offer to pay them up to date but that you’ll get the job finished by others. Negotiate on what you think is a fair price based on what it will cost you to get someone else in to finish off taken off their original quote. Anyone that keeps saying this or that will be finished today and it isn’t, isn’t really a person of their word and I wouldn’t want to do business with them. Maybe they are really nice guys but overall it’s clearly not going as well as could be hoped. Clearly that would mean you living in a building site for probably a couple of months before finding someone else but it sounds to me like there’s a risk of other problems coming up after they’ve gone. Probably not what you want to hear but at least it’s another voice in the mix. Good luck.

My advice would be to ask them to finish one particular task by giving them a deadline for when you expect it to be finished. If it’s not completed, tell them you will deduct £100 per day for ever day they run over and it’s not finished. Don’t pay any more money over until the job is finished to your satisfaction. They don’t sound professional to me. I wouldn’t let them start any other work. If you’ve paid for materials they now belong to you and they should be delivered to your property. Undamaged and new. If not you want your money back for what’s been fitted. If your quote was for a job price and you didn’t agree how long the work would take, it’s a lot more difficult to control their hours and who turns up for work I’m afraid. Remember if you feel things aren’t working out, you can always fire them and get somebody else

The way i work is i do written contract on things to complete and how much will it take. Be patient and understanding as things 90% of the time slip off the rail on site, due to technical and other disruptions. If you have chosen the cheapest quote than this is a sign that they are fulfilling the income from other resources, but at the end of day that is not client problem if trader has underestimate work. Both sides needs to be professional at this stage and keep calm at maximum(i know is hard) as one wrong move builders can leave and you will be left in mess. Sit down, put things in writing and find way forwards. At the end ,we, humans do talk and find solutions to everything. We don't need to use animal instinct. Good luck and pretty sure will be sorted
