Mechanical Room Below Living Room in Block of Flats

In a new build, residential building with four floors and fifteen apartments in total, what impact will the plant room located on the ground floor with MVHR and a boiler have on the flat directly above it, on the first floor? Is there risk of heat/noise/vibrations travelling to the flat above?

Hi there. Building Regulations will regulate the amount of noise, vibration, heat gain, and fire risk between the two properties. For example, the construction of the floor should mitigate vibration, and acoustic testing required of any plant installation should mitigate the noise issue. If a new building is built to regulations, these should not be an issue in the flat above.

Artur Alexander, I would add to the earlier answer, that if all is build according to specification and building regulations, it should be fine but there are some particulars which you should consider, such as the build-up of the floor - RC usually is good for fire compartmentation, noice and vibration reduction but timber floor build-up with joists would always transmit some vibration; also, the plant room at GF may have a ventilated louvered gates or doors, and if your windows are directly above, you may experience unwanted background noice levels at night.
