Damp patches and near fire place

So I purchased my property back in november and I had survey which come out ok. I have recently started renovation including plastering across the house in March. There is certain spots where the plaster would not dry. And most of the house has pretty dried. The bit that's concerning me is the damp spots near the floorboard near the fireplace which is concerning me. I did realise when we went through heavy rainfall a puddle of water under the floor board that has dried out. I just need advise to resolve this damp issue without costing me thousands? My property has not had any heating on so not sure reason?

Hard to guess whats happening without seeing it but the clue might be you mentioned 'fireplace'. Fireplaces generally have a flue going up to a chimney which may be your source of moisture. Id check that first. Do you have one? what state is it in? Sounds like you need a damp specialist or at least a save builder.

I would strongly suggest you try looking under the floor first of all. The most common cause of what you are describing is water in the sub floor which in turn saturates the hearth. If your sub floor is well ventilated its unlikely to cause much damage but you might have to consider some remedial measures if the water table is causing the problem. Good luck

If the property is 9” brick work check the void behind the fire back as over the years it builds up with soot and debris which holds the moister once it becomes high enough to breech the damp course (normally just below the skirting board If lower down seems wetter check plaster not to the floor and you have a good wall to floor joint seal .(Foot note check under hearth if very wet water table could be on the Rise
