Fensa registered Windows but job looks botched

Hi Having some damp issues, so our builder has checked window installation and found an issue with the window installation done about two years back by the previous owner. Work was registered with Fensa. Any ideas as how to proceed against the installer and maybe the seller? Edit: installation hides a structural issue with lintel and we are looking at serious money to fix. Previous owner must have seen this during the course of the installation. Thanks

Hi, although these things should be simple to solve, they hardly ever are! Your complaint is not with the previous owner....caveat emptor! But you should have some redress against installer. Try speaking to company first, as any reputable installer doesn't want a bad reputation, or to even lose their Fensa accreditation. If this gets you nowhere contact Fensa. Good luck! ps,,,having seen your edit.....From my long experience there are plenty of 'tradespeople' who will do a job to take the money, even if it means hiding a problem. A good Fensa registered tradesperson would not do a job that left structural issues, and I see no reason the average householder would have any idea what was going on! So I still think my original approach stands! Please email if further advice needed

Too many if buts and maybes to find somebody to blame! Firstly let me respond to the previous answer, there are equally the same amount of tradesman that won't take your money and run and may even pointed the problem out to the previous owner whoo may of thought he would leave it as selling up soon. If you recently bought the house I would imagine you had a survey report done on it at the same time to point out any structural faults or issues. If the lintel has failed you would see clear tell tale signs in the brickwork. For all you know the lintel could of been fine at the time of installation and the damp issue over the following time could of caused the fault with the lintel. A FENSA registered company would make sure the windows are fitted correctly and there is no load transferred onto the frame from the brickwork above, this would be done by the surveyor at the time of survey and if the company is still trading would have a record of this. The installer would be doing just that..... installing windows. My first point of call would be to contact whoever did the building report and see why it wasnt picked up. Best of luck. 👍

Its always a good idea to have full structural survey before purchasing and sadly most of the mortgage lenders do not insist on this and happy with the lesser versions. You are talking about a damp problem and this could be caused by many other reasons and its a job for a structural engineer sometimes and not a builder, not qualified enough! And sadly some builders are keen to add more work upon theirs which may alter their advice. And it is a common practise: blame the other!! The damp problem is rather a complicated issue and depends on which floor you are on, position of the property, your neighbour, the pipes and goes on...and indeed perhaps the windows. But perhaps the windows need just a new seal and not a total replacement. Get a second opinion from an expert with a degree not just qualification of some kind!! Hope helps
