Best rendering options for a 1960's concrete construction house with condensation issues

Hi. We have wood rotting around the edge of our windows and are considering having the house re-rendered as a result. It is a 1960's mid-terraced house with concrete walls and we have had a lot of condensation issues in the corners of rooms with external walls. Last year we had a ventilation system installed which seemed to work during the mild winter, although it is untested for a really cold season. What is the best rendering option for us? We have looked at thermal rending, especially if it will be eligible for the recently announced Government subsidies announced for September, but understand that can make condensation issues worse. Hi James, I would certainly recommend considering an External Wall Insulation system. You will be able to find lots of information about the benefits of installing this sort of system on the internet, and it is an ideal solution for your concrete constructed property. One of the proven benefits of this type of system is that it prevents condensation by eradicating external cold bridging. The outside facade of your property would be completely clad in EPS (Expanded PolyStyrene) Insulation sheets, and then rendered with a reinforced, polymer modified base coat, and finished with a waterproof, through coloured, decorative thin coat render, either silicone or acrylic based. This type of system completely protects the fabric of your property above its damp proof course, insulates the entire shell of your property and improves its cosmetic appearance, not to mention considerably reducing energy bills. The only downside is that it can be quite expensive to install. If you are eligible for a grant then that’s good news. This may seem like an obvious statement but you would need to rectify the rot around the windows before considering having any other work done! This certainly won’t be doing you any favours regarding the condensation either! Plenty of airflow is also needed but if you have installed a ventilation system then that would certainly suffice. It is unlikely that an EWI system would be derogatory to your home and cause more condensation problems. The first systems were engineered by German manufacturers nearly 40 years ago and have been improved upon ever since. The benefits of this sort of system far outweigh any negative factors, if any at all? I would go with the insulation and thin coat render, as you would probably get the Green deal grant
