Boiler gurgling, slow draining sink, washing machine water backs up in sink

Hi, Every time tap is opened or water poured in the kitchen sink, boiler gurgles and kitchen sink flows very slowly, washing machine water backs up in kitchen sink. I have cleaned waste traps and pipe, used strong drain cleaner, and also fitted air admittance valve. I had an engineer visit and he said it is outside flat and engineer from builder contractor said it is inside pipes. It seems the problem is still there, any help or advice greatly appreciated. sink pipe connected with washing machine and dishwasher - waste trap then air admittance valve - it is connected to large waste pipe and boiler condenser pipe also connected to it. Thanks

you have a blockage in the pipes or drain causing siphoning of waste traps,and of the condense trap on boiler,you need a qualified plumber to check this and advise you.

Your boiler has a possible air bubble in the tank and may need bleeding,you will need a boiler engineer to service the boiler and the slow water is from blocked pipes,the problem sounds as though it is further along than the air valve,and also putting in too much drain cleaner can cause the pipes to melt and making the matter even worse, basically you need to check all pipes that are covered,not an easy job unfortunately,you will need a plumber to investigate

It is due to pipe blockage and not having correct angle to exit pipe from the building could cause back flow
