Kitchen relocation in a 1 bed flat - Share of Freehold

Anonymous user 28/02/2024 - 3.50 PM

Hi, i have 1 bed ground floor flat with separate kitchen and want to move kitchen to the living room and create an open-plan, and also turn the current kitchen into a study given that COVID has meant I will now be working from home a minimum of 3 days of week. I do not intend on moving the boiler or the washing machine, essentially just the cupboards, sink, dishwasher with an electric hob and oven. I bought the flat in February and own share of freehold and the leasehold is 980years remaining. I have been trying to establish with the management company how I go about making the application for the changes but 3 months later still nothing. I wrote a letter and provided an overview to them and the directors of the management company (they won't let me join the board for some reason but that's another issue) And the only response I have received after continually chasing for 3 months is - yes I will need to complete an application but they are not sure what I do. Very resentful paying the service charge to these but hey ho. Any ideas? I know I will need to get building control approval to ensure I meet the necessary fire and electrical regs. Many thanks!

This question is more a legal issue . As a landlord myself I believe and understand both the freeholder and the lease holder Should have agreement terms to work with in . The main consideration is the noise of appliances running what is probably a bed room above but as this is Ground floor And you not moving the Washing machine I can’t see an issue . It is a legal requirement to have mechanical ventilation in the kitchen of a new build, so this would need to be agreed. The failure of the freeholder or management group to not reply within 28days may be due to The Covid situation. I think you should keep trying to get a response to your request. Citizens advise my be able to help you get in touch with the Freeholder and bypass the management company. Good luck Kind regards Garry Chiltern Kitchens Sent from my IPhone
