small extension on rear of detached house

im thinking of having a extension to extend my kitchen my garden is wide (approx 11mts wide) i was thinking 4 meters by 4mts and is a large detached house . do i need planning permission many thanks Carol

The permitted development rules have recently been relaxed, allowing you to build an extension without planning permission of up to six metres (or eight metres if your house is Detached at the back of your home, single story no more than 4m in height.!! Hope this will help

Hi carol you definitely will need planning permission,the only times you don't need planning permission is if you extend your property 3m at the back and what ever the which of the house,in this scenario you will only need a 48 hour notice notifying that you are starting work and paying for the building control inspector the job Which is being done. Good luck with your project.

Detached houses are allowed to build 4m out without planning permission this is classed as a permitted development.. And you will need building regulations
