Roof leaking into new extension, no flashing. Damaged plasterboard?

We have had an extension built which has been riddled with issues. The 3 metre extension and knock through has been going on for a year now. Anyway, new roof is on and inside is now plaster boarded and plastered. Last night heavy driving rain, the water starts coming through into the extension, down the walls and through the ceiling. Coming from where the extension joins the new house. Turns out builder hasn’t leaded it yet. Reply from builder is that he will lead it Monday. My question is, what SHOULD he do about the water which is now inside the walls? Obviously I’m assuming that it’s worse then what I’m seeing through the plaster? Help, I could cry! This was supposed to be finished before our baby was born, she’s now 9months old and we can’t live in the house because no functioning kitchen!

Maybe you should of sacked him 8months ago!!... 3m extensions normally take 6weeks start to finish. He should rectify all problems and also make sure he has installed a cavity tray along with the lead flashing and do not pay him 1 more penny until it’s complete and been signed off by the building inspector.. lots of tradesman are fed up with hearing customers giving tradesman lots of money before even finishing the job.. hope this helps

It’s no good saying what should have been done at a certain stage at this moment, the client is in a dissapointing possition to which nobody especially good builders want to see. All payments should be with held and the contractor should put all work right ASAP. If the builder cannot complete the repairs the customer should use the with held money to appoint the correct trade person to put the work right straight away. There is no excuses with situations like this. Disappointing to here.

Hello;I am experienced civil structural engineer of many years and provide a Building and loft Design service and On site technical information support to home owners for them to Build their own extension. Did you have full plans drawing submitted to the council building control department for them to check to construction drawing before the builder starts the work. You may have flashing problem where the roof meets the wall or the water is leaking through the roof felt (not enough felt over lap). Regards Bulent Hussein
