Knock through a load bearing wall to make a kitchen diner.

Where do I start, please. I want to make a kitchen diner by removing a load bearing wall (approx 2.7m) Do I need architectural services or not? Do I have to apply for planning permission? Please advise the correct procedure. I will be refurbishing and selling on, after about 5 years.

To do this work you will firstly need a structural engineer to calculate the steel size and then you will also need to submit a building notice To your local building control dept as it does require building regulations.... planning permission not required... hope this helps

You don't need planning permission or architect services. You need to contact building control department for inspection of structural element and structural engineer to design beam.

First you need a structural engineer to calculate steel size and apply for building regs then you can go ahead and surveyor will inspect and sign off
