Advice needed - Main Walls Issue on Home Buyer Report

Anonymous user 16/03/2024 - 2.30 PM

My boyfriend and I are looking to buy our first home and it is an old victorian end-terrace cottage (built 1890) and the house report has come back with a few areas which need review. We are just looking for some advice on what to do and whether this is an urgent job and what we should do before we get a contractor out. Would appreciate any advice please :) The report says in the section of the main walls: "The walls to the original part of the property are of solid brick and stone construction. The extension walls are of cavity construction with a brick outer leaf. We cannot confirm whether a damp-proof course is present in the original part of property because of the mortar pointing obscuring the construction. However, bearing in mind the age of the property, the brick walls are likely to have a slate or other type of damp-proof course. The stone walls may typically have no damp-proof course. A large number of bricks are sections of stonework are weathered. The mortar pointing in these areas has also failed and fallen away. There is some old cracking on the rear elevation of the property which we believe is the result of movement. The external ground levels are higher than the internal floor levels in places. High damp meter readings were recorded in various places within the ground floor rooms. This has led to damp internally." "This is not considered serious or progressive and as the movement appears long-standing no major repairs are necessary at this time. Only minor repointing and some localised repairs are needed to stop any possible damp penetration and this should be carried out during annual maintenance work." Given the last comment, I am not sure how urgent this is but would appreciate some expert advice, thanks in advance. Jess

Hi The report says it’s got damp internally So it needs damp proofing internally And externally needs pointing and annual maintenance Ref your property assessment report states High damp meter readings were recorded in various places within the ground floor rooms. This has led to damp internally. That’s how I read it !
