Joinery Advisory on Home buyer Report - Advice needed!

My boyfriend and I are looking to buy our first home and it is an old victorian end-terrace cottage (built 1890) and the house report has come back with a few areas which need review. We are just looking for some advice on what to do and whether this is an urgent job/what to do before we get a contractor out. Would appreciate any advice please :) In relation to the woodwork (staircase and joinery) the report says: "The property has timber doors, stairs, skirting boards and and internal joinery. The woodwork is generally in satisfactory condition but some wear and tear is evident in places. The internal decorations are also in fair order. Woodwork requires regular maintenance and decoration. The staircase is narrow, steep, winds tightly and has no protective balustrade in places. Headroom is also restricted. This arrangement does not comply with modern building regulations. There is evidence of a light wood-boring beetle infestation in the in the understairs cupboard area." As the property was built in2910, it is obvious that it is not inline with modern building regulations but I don't believe much can be changed? Thanks in advance, Jess

House surveyors are a bit petty sometimes... regarding the internal joinery and staircase is all original so doesn’t need to comply with modern building regulations,.. Regarding the wood beetle, doesn’t sound to serious and can be very easily treated with shop purchased item... hope this helps

I would totally agree with Regency roofs ltd.The old joinery don't need to be changed if you are happy with the stile just sometimes needs to be treated properly.

My answer would be to make sure the beetle damage was not structural. Provide a hand rail of some sort in keeping with existing stairs. Have a look at head room , if possible increase height.
