Can you use existing brick wall and 2 existing current building walls when extending?

Anonymous user 09/03/2024 - 3.11 PM

Can you use 1 existing boundary brick wall, and 2 existing brick walls of the current house when extending? Can I just add 1 more wall, heighten the brick boundary wall, put flooring and roof it. This is a front extension where there is an empty space where a garage would normally be, would I need planning permission for this

Are you a tradesperson and able to answer this question?

Good morning Unfortunately you won't be able to use the boundary wall as a part of the extension. You will also require planning as this would not come under permitted development.

This is very confusing but generally any extension to the front or visible from the road to the front of the house would require planning consent.

Your boundary wall would have to be knocked down. Planning is changing all the time. Usually you can't build on top of your boundary which would mean building inside of this. If you applied for planning then they may allow it providing it's not restricting people's view etc. The walk most definitely wouldn't be strong enough plus you need cavity etc.
